An EPC gives Landlords / home sellers an A – G rating similar to those labels on new fridges for their Home energy efficiency, property carbon emissions and fuel bills.
Houses marketed for Sale must have an EPC in place for prospective purchasers.
From 1st October 2008 landlords in England and Wales offering property for rent are required by law to provide prospective tenants with an Energy Performance Certificate for their property. The certificates must be provided free either when (or before) any written information about the property is provided to prospective tenants or a viewing is conducted.
From June 2011 an Energy Performance Certificate (EPC) must be obtained for properties that are rented out as holiday lets for 4 months or more in any 12 month period. This is being introduced by the Department of Community for Local Government (DCLG) following response to their consultation document. As with the legislation requiring houses for sale and rental to obtain an EPC this is a legal requirement that is subject to a fine if not implemented.
